Under-$500K Homes Gain Share in Ontario

Homes valued under $500K now make up ~24% of Ontario's market, while properties above $1M account for about one-quarter of homes today.
Condos drove much of that affordability shift, with ~46% of Ontario's condo segment valued under $500K in 2026, expanding lower-priced choices for buyers.
Other home types stayed less accessible: just ~5% of townhouses, ~15% of semi-detached homes, and ~18% of detached homes sit under $500K.
Ontario still has 65 municipalities where median home values are above $750K, highlighting where higher pricing remains concentrated across the province today.
Several communities outside the Greater Toronto and Hamilton Area now have a majority of homes valued below $750K, widening options for previously priced-out buyers.
